Mortgage Tips For The Frantic
March 15, 2008
It is a curious fact of human nature that people will haggle over the price of an umbrella, but buy a house on impulse.
We understand small amounts of money; we know what they can buy. £200,000 is harder to grasp; you can’t fit it in your pocket. The desire to acquire, combined with the stress of the purchase, can make people do funny things. With this in mind, here are a few tips to review when getting a mortgage.
Watch out for the ‘Deal Of A Lifetime’, the deal that seems too good to be true. The company may be saving money by cutting back on their level of service.
When getting a fixed rate: get a written statement which details the interest rate, how long the rate is fixed for, and the conditions attached.
When interest rates fall: try and leave your repayments as they are. You will therefore be paying more than the minimum each month. You’ll repay your loan much earlier. When rates rise again you may not have to change your payment.
Consider a fifteen or twenty year term. Try to pay off your mortgage quickly. Use a mortgage calculator with an amortization function, and see what’s possible.
Credit Cards, Merchant Accounts, and Your Bottomline
March 14, 2008
Q: I’m opening a gift shop and want to be able to accept credit cards. I talked to the branch manager at my bank, but he didn’t seem to know much about how it all worked. He did say that I would need something called “a merchant account” and something else called “a credit card processor.” Beyond that he seemed as clueless as I am. I’m thinking about going to another bank. Can you explain how that all works? — Mary Ann G.
A: Maryann, I’m going to give your banker the benefit of the doubt and say that a lack of knowledge regarding the specifics of credit card processing is not necessarily a reflection of the banker’s competence. I have found over the years that most bankers, no matter how experienced or knowledgeable about the banking business they my be, don’t really know much about how credit card processing and acceptance really works. That’s because the task of accepting and verifying credit card purchases is handled by third party service companies who process and deposit (or settle) the funds into a bank merchant account.

Planning Ahead with Your Finances
March 12, 2008
If you, like most people, have not seriously considered what steps you should take for planning your finances and are now planning on buying a house, getting married or having children, you will do well to read David Chilton’s book ‘The Wealthy Barber’.
It will not matter if you have never heard of a mutual fund or even balanced your checkbook. If dry financial reading is not up your alley, you will STILL find ‘the Wealthy Barber’ easy reading. It will have you fluent in financial planning in weeks.
The key to David Chilton’s success with his book is that it is written as a story, rather than a manual. You follow three 30ish individuals as they build their financial houses from scratch. They get their information from one of the most knowledgeable and financially secure individuals in town - the barber.
The gem of this story lies in the fact that the barber shows how income is not the biggest factor in planning for financial prosperity - proper planning is. And you can have your own finances in order by reading and applying the tasks he assigns his ’students’ while they visit for their monthly trim.

Fun with Credit Cards
March 10, 2008
For those of us who know how to use them properly, credit cards can actually be quite fun and lucrative. To those who do not know how to use them properly, I would say that you should stop reading this column right about now, or at least I would advise you not to try any of this stuff at home. What I’m about to describe is not one of those illegal credit card schemes. Instead, I’m talking about taking full advantage of the benefits and offers that credit card companies and store chains offer their customers all the time.
I get several credit card offers each month, but I only accept those that come with no annual fee and pay me at least one percent cash back or credit on my purchases. I don’t care about the interest rate. It could be some exorbitant rate like 50% for all I care, since I never carry a balance and always pay off what I owe at the end of each month. Right now, I probably have about 15 different cards, but I only regularly use three of them.

Have You Checked Your Permanent Record Lately?
March 7, 2008
As a young student I feared getting bad grades because I didn’t want any bad marks on my "permanent record." Get an "F" in fifth-grade science and it goes in your record. Act up in Mrs. Brown’s class? Yep, it’s in your record too. Get caught using a swear word and it’s not only in your permanent record but it goes right at the top! When you go to a parochial school like I did, you come to believe that there really is some mysterious file that follows you for the rest of your life.
Want to know a secret? There really IS a permanent file that follows you through life, but it has nothing to do with grammar school grades or activities. The real "permanent record" you need to be concerned about as an adult is your credit record! You should check your credit record on a regular basis, especially if you are planning on making a major purchase such as a car or home.
